Manikonda, Nallagandla, Khajaguda and Puppalaguda are the residential streets inside the ring. Many people here never touch the ORR for work. If you want to live beside the campus, <a href=\"https:\/\/asbl.in\/spectra\/\">ASBL Spectra<\/a> in the Financial District is one such home.<\/p>\n\n\n\n<p><strong>ORR-edge inside.<\/strong> This is Kokapet, Neopolis and Narsingi. They sit inside the ring, but on its edge. Kokapet is not &#8220;just outside.&#8221; <a href=\"https:\/\/asbl.in\/spire\/\">ASBL Spire<\/a> in Kokapet, a ready-to-move tower, belongs to this life. That means ring noise and the peak drive toward HITEC City come with it.<\/p>\n\n\n\n<p><strong>Just outside.<\/strong> ORR Exit 2 is the gate this belt uses. Tellapur is the closer, more built-up side. Kollur, Velimela, Osman Nagar and Edulanagulapally form the thinner side of the same exit. Kollur sits in Sangareddy district. Mokila is outside too, but its approach road differs from Kollur&#8217;s, so time that gate on its own. Patancheru is the next exit, on industrial NH-65. Tellapur to Gachibowli distance looks small on a map. Kokapet to Gachibowli distance looks smaller still. Distance is not time, though. Time depends on the hour.<\/p>\n\n\n\n<p>ASBL&#8217;s<a href=\"https:\/\/asbl.in\/blog\/kollur-locality-guide-real-estate-price-trends-top-projects-in-2026\/\"> Kollur guide<\/a> gives two numbers. Off-peak, Kollur to the Financial District takes about 15 to 20 minutes. Gachibowli or HITEC City takes about 20 to 35 minutes. Then one commuter timed the same route. At 9 am the run took 18 minutes. The same route at 8:20 am took about 34 minutes, as the ORR slowed near Narsingi. That is one run, not a rule. Still, it shows how fast a short drive can double.<\/p>\n\n\n\n<p>So repeat the test yourself. Start from the project gate, not from the signal. Tellapur is closer than Kollur, so its off-peak time is shorter. Yet it needs the same peak test. Kokapet residents report jams where traffic funnels toward HITEC City. Narrow connectors and the ORR merge are the usual trouble spots. Some say the peak stretches toward an hour. So the inside edge needs the same test.<\/p>\n\n\n\n<p>Two rules then change how you travel.<\/p>\n\n\n\n<p><strong>The toll.<\/strong> HMDA runs the ORR, and the toll depends on distance. You pay when the trip uses the main carriageway. HMDA sells a daily pass at one and a half times a single fare. Its monthly pass costs 50 times a single fare. Both work for a fixed entry and exit. The yearly FASTag pass sold for national highways does not cover this ORR. We print no fare here, because rates change. Read HMDA&#8217;s current chart before you plan your ORR toll charges.<\/p>\n\n\n\n<p><strong>The bike ban.<\/strong> Are bikes allowed on the Outer Ring Road Hyderabad? No. Two-wheelers and autos cannot use the main carriageway. Police still enforce it. On 20 August 2026, Hyderabad Traffic Police said they stopped a rider and began legal action. A bike from Tellapur or Kollur must use service roads and inner links. That ride has a different length from the car time in the brochure. A household with one bike cannot live the car-on-ORR time.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"Metro_Schools_and_Hospitals_on_Your_Side_of_the_Ring\"><\/span>Metro, Schools, and Hospitals on Your Side of the Ring<span class=\"ez-toc-section-end\"><\/span><\/h2>\n\n\n\n<p>Now the question to ask is what happens beyond the car.<\/p>\n\n\n\n<p><strong>Metro.<\/strong> The Blue Line ends at Raidurg. People on the office side can use it. Nobody in Tellapur, Kollur, Mokila, Velimela or Kokapet Neopolis has a station today. Does Hyderabad Metro Phase 2 reach a home just outside the ORR? No. Phase 2 includes a proposed line from Raidurg to Kokapet Neopolis. The line runs 11.6 km with eight stations. Then it stops on the inside edge, well short of Exit 2. The state has sent its plan to the Centre. On 2 April 2026, the Centre told the Lok Sabha that no approval timeline can be fixed. So do not buy on a year. The MMTS train does not drop a Kollur resident at the Financial District either.<\/p>\n\n\n\n<p><strong>Schools.<\/strong> The school run is a second commute. Families search for schools in Kokapet far more than for schools in Tellapur or schools in Kollur. Nallagandla, Madhapur and Gachibowli draw heavy searches too. That tells you where the school list is long. Before you book, ask which bus enters your gate, and how early it leaves.<\/p>\n\n\n\n<p><strong>Hospitals.<\/strong> Emergency care for this workforce sits inside the ring. AIG in Gachibowli and Continental in Nanakramguda are the names most people use. We give no distance, because it depends on your gate and the hour. Drive the 11 pm route once before you book.<\/p>\n\n\n\n<p>So if the school and the hospital are inside, who saves time? The household that lives inside. Just outside, the savings can return as a daily trip back across the ring.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"After_8_pm_Errands_Noise_Summer_Water_and_the_Office_You_Call\"><\/span>After 8 pm: Errands, Noise, Summer Water, and the Office You Call<span class=\"ez-toc-section-end\"><\/span><\/h2>\n\n\n\n<p>The day does not end at 6 pm.<\/p>\n\n\n\n<p><strong>Errands.<\/strong> Inside the office belt, a pharmacy, dinner and a clinic are short neighbourhood trips. On the Exit 2 side, the township is the amenity and the high street is thin. A need at 10 pm often means a drive back toward Nallagandla or Gachibowli.<\/p>\n\n\n\n<p><strong>Noise.<\/strong> Is a flat just outside quieter? Only if the bedroom faces away from the road you will hear. ORR-facing flats in Kokapet and Narsingi take expressway noise. Flats facing Exit 2 or the Kollur to Tellapur road take junction noise. Quiet belongs to the stack, not to the belt. If you take late calls from home, test this first.<\/p>\n\n\n\n<p><strong>Summer water.<\/strong> Ask the society three plain questions. Is the supply from HMWS&amp;SB, a borewell, or tankers in April and May? What did last summer&#8217;s water bill look like? Who manages it? Answers differ from one project to the next, so ask each society.<\/p>\n\n\n\n<p><strong>Paperwork.<\/strong> Also ask who gives the building sanction. Kollur lies in Sangareddy district. Gachibowli, Kondapur and Nallagandla fall under GHMC. Read the sanction for your project.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"Who_Should_Live_Inside_and_Who_Can_Live_Just_Outside\"><\/span>Who Should Live Inside, and Who Can Live Just Outside<span class=\"ez-toc-section-end\"><\/span><\/h2>\n\n\n\n<p><strong>Just outside fits<\/strong> a household with a car and a flexible or shuttle-based start. It also needs no daily school run back inside, and a peak drive you have already done. Add a toll you can live with every month.<\/p>\n\n\n\n<p><strong>Inside fits<\/strong> fixed hours, a school in Nallagandla, Kokapet or Gachibowli, and no second vehicle. It also suits anyone who wants Raidurg when the road fails.<\/p>\n\n\n\n<p><strong>ORR-edge inside<\/strong> (Kokapet, Narsingi) fits a buyer who wants the city side of the ring. That buyer must also have tested the HITEC City peak.
