Booking to top slab
Booking
The bank releases money against each milestone. You pay interest on what has been released, and it climbs with every slab. This is the stretch we pay back.
The interest you pay your bank through construction comes back into your account, every month.
Starts with your first disbursement, ends at the last slab
Your bank does not hand you the whole loan on the day you book. It releases the money slab by slab, as the tower goes up.
Until you get possession you do not pay a full EMI. Every month you pay interest on whatever has been released so far, and nothing towards the principal. That monthly interest is the Pre-EMI.
That is the payment this offer covers.

Top slab
The finishing months. You keep paying the Pre-EMI, now out of your own pocket.
Possession
The full EMI starts. Principal and interest, and you are living in the flat.

The disbursement schedule behind these figures
The finished homes around here are independent houses and five floor buildings. They cost less and they are a different kind of home.
To own a flat in a tower in this neighbourhood you wait three years while it goes up, and through those three years you pay interest on a home nobody can live in. That is the part we took off you.
The Pre-EMI Offer is not a clause inside your booking form. It is a separate scheme agreement that you and ASBL both sign, naming the milestone, the amount and when the money reaches you.
You take a copy home. It is enforceable the way any agreement is.
The loan is in your name and you service it yourself. Your bank records each Pre-EMI against your own account, so the repayment history the credit bureaus see is yours and unbroken.
That is the record a bank reads the next time you refinance, top up, or borrow for anything else.
Home loans here are floating rate, linked to the repo rate, so your Pre-EMI changes whenever the rate does.
We pay back the interest your bank actually charged that month, not a figure fixed on booking day. If the rate rises during construction, our payment rises with it.
That is earlier than the day you get your keys. The finishing months after it are yours to pay for, and we cannot extend the offer into them.
The money reaches you as other income. Ten per cent TDS comes off, then your slab rate. In the 30% bracket you keep about ₹14.5 lakh of the ₹20.75 lakh.
Ask your CA about your Section 24(b) claim before you plan around the bigger number.
That is what keeps the money going out and the money coming back in step. If yours is somewhere else, say so before you apply.
It has run at our earlier projects for years. The money went out month on month, including in months when a handover date slipped.
Hyderabad is full of ASBL owners. Ask one.
Pay your Pre-EMI to the bank, then send your relationship manager the statement that shows it. The money follows.
No. Your agreement value does not move. You pay the bank as usual and the same amount comes back.
The offer hangs on a milestone, not a date. If the terrace slab comes later, the money keeps coming until it does.
The scheme sits with the booking, not with you. The transfer clause is in the agreement and the sales team will read it to you before you sign.
We pay back what the bank charged. Rate up, we pay more. Prepay, we pay less.
As other income. Ten per cent TDS, then your slab. Your CA should also check it against your Section 24(b) treatment.
The day the terrace floor slab of your tower is poured.
